Termination of the lease
Please remember to go through the checklist below for handing over the apartment and to perform a thorough final cleaning.
Permanent agreement (valid until further notice)
The notice period for an open-ended tenancy agreement is one calendar month. For example, if you are moving out during June, the agreement must be terminated no later than the last day of May, meaning the contract will officially end on the last day of June.
Termination must always be done in writing via Lärkan’s website.
Fixed-term agreement
A fixed-term agreement ends automatically on the agreed end date of the contract. If the tenant wishes to extend the tenancy agreement, this must be agreed upon well in advance (approximately one month) before the contract expires; otherwise, the apartment may be reserved for a future tenant.

Apartment keys
Please remember to return your keys to the key return box. We will send you detailed instructions regarding the key return and final cleaning in our response to your notice of termination.

Instructions for final cleaning
General apartment guidelines
- Empty the apartment (and balcony) completely of all personal belongings.
- Vacuum and mop the floors, and remove any stains.
- Thoroughly wipe down doors, doorframes, walls, cabinets, shelves, drawers, handles, etc.
- Remove all stains.
- Clean the ventilation valves.
Kitchen
- Clean the stove and oven. Also, clean the sides, bottom, and back of the appliance.
- Wash the baking trays and oven racks.
- Defrost and clean the refrigerator and freezer. Make sure that no water leaks onto the floor.
- Leave the appliance doors open and turn off the power (preferably by unplugging them from the wall).
- Clean the cooker hood / extractor fan.
- Clean the kitchen sink and countertop.
- Wash the trash bins and clean the cabinets.
- Wipe down the inside and outside of cabinets, shelves, and surfaces.
Bathroom (and sauna)
- Clean the floor drain.
- Wash the toilet bowl and washbasin.
- Clean the mirror and other surfaces.
- Clean the walls and floors.
Apartment fixtures and personal belongings
Before moving out, please ensure that the apartment has been restored to its original condition, all safety matters are in order, and all your personal belongings have been removed.
- Dishwasher removal: If you have installed your own dishwasher, remember to reassemble the cabinet back to its original state. Prevent water damage by closing and disconnecting the appropriate water and drain connections (contact property services for more information).
- Lighting outlets: Leave the ceiling light outlets as they were—no loose wires, missing covers, etc.
- Fire alarm: The smoke detector/fire alarm must be left in working condition.
- Manuals: Any user manuals for appliances belonging to the apartment must be left inside the apartment.
- Furniture and items: Remove all your own furniture and kitchenware. You can transport unwanted items to appropriate recycling points.
Notice of termination
Please fill out the form below to terminate your tenancy agreement.
The term of notice of indefinite contracts is one calendar month. In other words, if the tenant moves out in May, the cancellation notification must be filled out by the end of April in order for the lease to cease by the end of May. The rent has to be paid during the cancellation time, as in the earlier example mentioned, the rent for May.
