Summer lease agreement and subletting
We offer Lärkan residents a flexible option for their summer housing arrangements. The “summer lease” eases the financial and practical arrangements for residents who head to another town for summer work, for example, and do not need their apartment during the summer months. This means you do not have to terminate your lease; instead, you can return to your familiar home after the summer, provided that you hand over your keys to property management for the duration of the summer..
Summer Rent
Keys are handed over for the summer, making July rent-free.
Tenants with an open-ended tenancy agreement (toistaiseksi voimassa oleva vuokrasopimus) have the option to utilize the “Summer Rent” arrangement if they do not use the apartment during the summer. The Summer Rent arrangement requires the apartment keys to be left with the property management for the summer, in which case July is completely rent-free.
If you plan to use the Summer Rent option and leave your keys with the landlord for the summer months (June and July), you must notify us before May 15th. Keys must be handed in no later than the first business day of June, and they can be collected no earlier than the first business day of August. In this case, July is rent-free. Rent is paid normally for June and August.
The summer lease agreement is signed at the same time the keys are handed over to the office. Keys cannot be collected at any date outside the agreement. You must bring your apartment’s tenancy agreement and a copy of the key handover receipt when collecting your keys back.
Please notify us by email at larkan@bcconsulting.fi if you intend to use the Summer Rent option. Please also include your estimated collection date for the keys in August. Keys are handed over and collected according to office opening hours; please arrange an appointment in advance.
Subletting
A tenant may also sublet their apartment to a subtenant for the summer or another fixed term (maximum of one academic semester). The primary tenant manages the sublease agreement themselves and remains legally responsible for ensuring that the rent is paid to Lärkan.
If the apartment is sublet to a subtenant, BC Consulting Oy must always be notified. The landlord must be informed of the residents living in the apartment, their contact details, and the duration of the sublease. Please report these details via email to larkan@bcconsulting.fi.
Do not forget to remind your subtenant about Lärkan’s house rules, and make sure to verify that they have valid home insurance. Home insurance is mandatory even for temporary stays.
Please note: Subletting without notifying the property management is strictly prohibited. You must always contact us before the sublease agreement begins.
